Given the recent economy there seems to be less importance on $4,000 refrigerators and $3,000 stoves and more attention to detail and durability. Here are the findings from the research on Kitchens and Baths.&lt;br /&gt;&lt;br /&gt;First, understand the value of working with a certified designer with these three videos  HERE&lt;br /&gt;&lt;br /&gt;KITCHEN Trends&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;--------------------------------------------------------------------------------&lt;br /&gt;&lt;br /&gt;1. Traditional is the New Contemporary &lt;br /&gt;Traditional will continue as the most popular kitchen design style in 2010, with contemporary following closely behind, while the Shaker style is seeing a surprisingly strong resurgence. Shades of whites and off-whites will be the most common kitchen colors in 2010, while brown, beige, and bone hues will also be popular.&lt;br /&gt;&lt;br /&gt;2. Cherry on Top&lt;br /&gt;Cherry will remain the most popular wood for kitchen cabinetry, followed closely by maple, while alder increases in use. As for the finishes placed on those cabinets, medium natural, dark natural, glazed, and white painted will all be common. Other colors of painted cabinetry and light natural finishes are in decline, however, as are distressed finishes.&lt;br /&gt;&lt;br /&gt;3. Floored by Tile&lt;br /&gt;Ceramic and porcelain tile, as well as natural stone tile, remain popular kitchen flooring options, but hardwood will dominate the kitchen landscape more than ever in 2010. For countertops, granite continues to be the most popular option, but quartz will nearly catch up in popularity. For backsplashes, ceramic or porcelain tile and glass will serve as the primary materials.&lt;br /&gt;&lt;br /&gt;4. Flexible Faucets&lt;br /&gt;Standard kitchen faucets will become less standard in 2010 in favor of more convenient models. Pull-out faucets continue to increase their market dominance, while pot filler faucets will also become more prevalent. Kitchen faucets will most often be finished in brushed nickel, followed by stainless steel, satin nickel, and-surprisingly-polished chrome.&lt;br /&gt;&lt;br /&gt;5. Undercounter Refrigeration&lt;br /&gt;French door and freezer-bottom are the two most popular styles of refrigerators, and side-by-side refrigerators remain a popular option. A surprising trend is the extent to which undercounter refrigerator drawers are being used in the latest kitchen designs. Perhaps even more surprising is that undercounter wine refrigerators have been recently specified by half of kitchen designers.&lt;br /&gt;&lt;br /&gt;6. A Range of Cooking Options&lt;br /&gt;The tried-and-true range continues to serve as the workhorse for cooking, although the combination of a cooktop and wall oven is beginning to overtake it. Gas will maintain its position as the most popular type of cooktop over electric, although induction cooking continues to gain in popularity due to its energy efficiency.&lt;br /&gt;&lt;br /&gt;7. Dishwasher-in-a-Drawer&lt;br /&gt;Standard dishwashers, with the traditional door that pulls from the top down, will once again be easily the most common type in 2010. However, an increasing number of dishwasher drawers will be installed in kitchens this year for their convenience and their ability to wash small loads of dishes in each drawer, thereby saving water and electricity. &lt;br /&gt;&lt;br /&gt;BATHROOM Trends&lt;br /&gt;&lt;br /&gt;1. In With the Old, Out with the New&lt;br /&gt;Traditional will be the most popular design style in bathrooms in 2010, as contemporary designs will be a distant second, followed by the Shaker style as an even more distant third. Beiges and bones will be the most common colors used in bathrooms, followed by whites and off-whites, and then by browns, indicating a somewhat subdued color palette this year.&lt;br /&gt;&lt;br /&gt;2. Ceramic and Granite&lt;br /&gt;Ceramic and porcelain tile will be the dominant flooring materials in bathrooms this year, while natural stone will continue to prove popular as well. Though increasingly popular in kitchens, hardwood flooring won't become common in bathrooms in 2010. For vanity tops, granite will remain king, with quartz and marble also proving popular options. &lt;br /&gt;&lt;br /&gt;3. Simple Fixtures&lt;br /&gt;Perhaps more than ever, the most common color for fixtures will be white. Bisque and off-white will be the only other fixture colors at all common in new or remodeled bathroom. For sinks, simple undermount models will be most popular, followed by integrated sink tops, drop-in sinks, vessel sinks, and pedestal sinks.&lt;br /&gt;&lt;br /&gt;4. A Nickel for Every Finish&lt;br /&gt;Faucet finishes in the bathroom are similar to those used in current kitchen designs, with brushed nickel continuing to lead the way in 2010. Polished chrome and satin nickel will also be incorporated into many bathrooms, just as they had been throughout 2009. This will save you the heartache later of falling in love with a house you can’t afford.&lt;br /&gt;&lt;br /&gt;4. Don’t ask too many people for opinions. It will drive you crazy. Wash your windows and screens. This will help get more light into the interior of the home.&lt;br /&gt;&lt;br /&gt;3. Keep everything extra clean. A clean house will make a strong first impression and send a message to buyers that the home has been well-cared for. Wash fingerprints from light switch plates, mop and wax floors, and clean the stove and refrigerator. Polish your doorknobs and address numbers. It’s worth hiring a cleaning service if you can afford it.&lt;br /&gt;&lt;br /&gt;4. Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows to air out the house. Potpourri or scented candles will help.&lt;br /&gt;&lt;br /&gt;5. Brighten your rooms. Make the bathrooms feel luxurious. Put away those old towels and toothbrushes. When buyers enter your bathroom, they should feel pampered. Add a new shower curtain, new towels, and fancy guest soaps. Make sure your personal toiletry items are out of sight.&lt;br /&gt;&lt;br /&gt;&lt;a name="one"&gt;&lt;/a&gt;16. Send your pets to a neighbor or take them outside. Lock up valuables, jewelry, and money. While a real estate salesperson will be on site during the showing or open house, it’s impossible to watch everyone all the time.&lt;br /&gt;&lt;br /&gt;18. Leave the home. It’s usually best if the sellers are not at home. Foster Capitol Hill 202-547-9200</title><content type='html'>The Ins and Outs of the Foreclosure Hunt&lt;br /&gt;March 30, 20104 Comments&lt;br /&gt;by Joe Marhamati&lt;br /&gt;&lt;br /&gt;It is no secret that buying a foreclosure can be an arduous process that usually only yields results for the savvy, patient and resilient homebuyer. In this article, UrbanTurf will attempt to make the process, from searching to pricing, more transparent.&lt;br /&gt;&lt;br /&gt;Redfin currently lists 219 foreclosures on the market in DC, with more than half of those east of the Anacostia River, and a good chunk of the remainder scattered downtown and in Hill East. (Note: While the majority of foreclosures are centered in certain sections of the city, the market is such that finding bank-owned properties in neighborhoods like Dupont Circle and Kalorama is becoming more and more common.)&lt;br /&gt;&lt;br /&gt;It is very misleading to think that the Redfin count above represents the total number of foreclosures in the city, though. Banks like Wells Fargo and Bank of America keep their own records of foreclosures, which contain properties that are either not listed in traditional sources or have not yet hit the market (referred to as “shadow inventory”). Similarly, many foreclosed properties once owned by now-shuttered banks are in the hands of the FDIC, which also keeps its own database.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Foreclosure in Columbia Heights Astute homebuyers and investors in the market for a foreclosure will use the databases to their advantage. If a property is discovered by a potential buyer prior to hitting the market, occasionally realtors will show the home while it’s being readied, meaning that a first-day bid is possible. Many banks will keep a property on the market for up to 10 days to see if a bidding war ensues, but it’s not uncommon for an offer that is submitted on the first day to be accepted quickly if it is at or near the list price.&lt;br /&gt;&lt;br /&gt;As for the condition of the foreclosures out there, Long and Foster’s Justin Paulhamus told UrbanTurf that while plenty in DC are truly distressed and the work to salvage what’s left may not be worth the time, some require very little work and are great opportunities for first-time buyers to purchase homes they might not have ordinarily been able to afford.&lt;br /&gt;&lt;br /&gt;However, pricing remains one of the big mysteries when it comes to foreclosures, according to Paulhamus.&lt;br /&gt;&lt;br /&gt;“I’m still trying to figure out our financial institutions’ methodology,” he said. “Some banks market and sell their own properties, others contract out to vendors that then work with realtors to sell the property. In either case, a price threshold must be met, and that is determined by the bank’s internal analysts and a Best Price Opinion (BPO) provided by a local realtor.”&lt;br /&gt;&lt;br /&gt;Paulhamus explained that the local realtor looks at the subject home and rates it across several factors, compares it to others within a very specific area, and then suggests a range of pricing that the bank takes into consideration. Paulhamus noted that this methodology is not ideal as the combination of untrained agents making incorrect pricing decisions and banks wanting to set the price higher can result in a price point that can be fairly off-base.&lt;br /&gt;&lt;br /&gt;“What we are currently seeing in the DC Metro area is that homes have been incorrectly priced and price adjustments have been made in order to bring back some stability in the market and correct an inflated market,” Paulhamus explained. “Foreclosures have exacerbated the problem as realtors are still largely responsible for setting the price as the bank’s first line. If the agent isn’t properly trained and equipped with an arsenal of resources, the property might be priced incorrectly. Conversely, banks may disregard what an agent proposes and set the price higher. In these cases, the property stagnates and subsequent corrections occur.”&lt;br /&gt;&lt;br /&gt;Pricing, time and all the other headaches aside, it can still be worth it. Full disclosure: I bought a foreclosed condo in good shape at well below list price, but not before wrangling with the FDIC, its contractor, legal representation and various others for the better part of three months.
